A third of property managers offer rent concessions, Zillow data shows

NASHVILLE, Tenn. (WKRN) — More than half of all Zillow rental listings in Nashville offer concessions, according to the latest data. Nearly 60,000 multifamily homes were built nationwide in June, more than any other month in the past 50 years.

The key takeaway: Nashville renters should negotiate terms and shop around the next time their lease is up. Concessions include three months of rent-free time in some buildings.

“It’s not shocking at all,” Joel Sanders, founder and CEO of Apartment Insiders, told News 2. “There has been a huge boom in multifamily construction — in apartment construction — across the United States. Specifically, in the Southern markets.”

Sanders said it’s a good time to look for a new rental property, especially in Music City.

“About a third of communities across the country are offering concessions,” Sanders said. “In Nashville, they also say about half of communities are offering concessions, and that’s what we’re seeing at Apartment Insiders as well.”

The cooling of the rental market has allowed for perks like rent-free weeks or free parking to attract new renters, and rental experts like Sanders believe that could continue at least through the next year.

“I expect apartment complexes in Nashville will offer more competitive concessions than they do today,” Sanders added. “However, many apartment owners are hoping that 2026 and 2027 will be the years when they may not have to offer as much rent-free housing.”

You may be wondering if part of those concessions can involve negotiating your rent down to a lower price overall. Sanders said that’s unlikely, but there are ways to still make the market work for you.

“You won’t be quoted a different rental price, or you can’t really negotiate with these big landlords. But if you’re quoted a price one day, come back the next day. It could be different,” Sanders said. “Prices in Nashville can change daily. Compare prices, but when you find what you’re looking for, go for it.”
