Gas station in Saugus considers car wash

A Saugus business owner wants to be the next to open a car wash on Bouquet Canyon Road.

A proposal for the Chevron gas station at Bouquet Canyon and Urbandale Avenue aims to differentiate itself from the auto repair business and increase activity at the site by utilizing the growing sector.

In recent years in particular, Bouquet Canyon has seen the addition of several car washes, prompting a discussion in the Planning Board in January following complaints from a business owner about a new location across from his own.

Ultimately, planners approved the Mister Car Wash facility at Bouquet Canyon and Newhall Ranch roads, despite objections from Chris Kim, owner and operator of the Crista Car Wash and Chevron gas station across the street.

He lamented the proximity of the Shell gas station car wash at the corner of Bouquet and Seco Canyon Road, the Bubbly Express car wash at the corner of Bouquet Canyon and Valencia Boulevard, and Dapper Dan’s at the corner of Bouquet Canyon and Magic Mountain Parkway.

Bouquet Canyon and Newhall Ranch are considered the busiest areas of the city in terms of daily traffic, with more than 87,000 vehicles traveling through them every day.

However, the project consultant for the application at Bouquet and Urbandale said the property offers some unique advantages and makes sense for several reasons.

There is currently an auto repair shop on the property, but business has slowed recently as more people take their cars to dealerships for maintenance, says Mike Rabadi, who is listed as a contact for the project. He speculates that the increasing popularity of electric cars could play a role.

He said the station has seen a slightly lower demand for gasoline at the pump and that, along with the large queuing areas on the corner lot, makes it a perfect location, Rabadi said. He also said the car wash design would not impact local traffic as the lot could accommodate the required queuing lanes.

It is also located a little further north of the cluster of car washes mentioned above, he added.

The one-stop review envisions the car wash as a 1,300-square-foot addition to the existing property at 27777 Bouquet Canyon Road.

A one-stop review is “a preliminary design review of a plan concept,” according to city officials, who also previously described a one-stop review as part of an information process a property owner or potential property owner can go through to find out the feasibility of a project. It does not result in approvals.
