There’s a family-owned Italian restaurant in Warren County that, after seven decades of providing the community with a loyal base of customers, has decided to sell.

Mario’s Restaurant, which has been in Lake George since 1954, is for sale. It is a family-owned Italian restaurant located at 429 Canada Street and the owners say customers come from thirty to an hour away to eat at their delicious restaurant.

Mario’s owners Paul and Nancy Nichols have decided to retire, but are hoping a buyer will come along and “freshen up” the Italian restaurant. Realtor Mitchell Muroff told the Albany Business Review that the goal is not to completely change the restaurant, but to build on the legacy that already exists.

Muroff also mentioned that Lake George is working to become a year-round destination, rather than having shops and hotels close after the summer months. The Lake George Chamber of Commerce is working hard to create more winter activities, and this year there are more than ever.

However, they say many full-service restaurants close in the winter. They want to change that. Mario’s is open year-round, so now is the perfect opportunity for someone to take it over.

Mario’s Restaurant is for sale for $2.4 million. The price includes the restaurant and the land. There is a three-bedroom apartment on the top floor of the building. The building is 520 square meters in total.

Not only does the sale include the main dining room, a bar, a patio dining room and the kitchen with all modern stainless steel appliances, but you will also receive all the recipes from Mario’s restaurant.

Mario’s menu features many delicious dishes including chicken parmigiana, various pasta dishes, veal saltimbocca and more.

Lake George recently received a grant from New York State’s Downtown Revitalization Initiative to renovate Canada Street and the adjacent waterfront property. One of the main goals is to improve areas relevant to tourism.
