According to real estate expert Joshua Houston of Household Quotes, you can ensure you get your security deposit back from your landlord.

Keep all documents

During the rental period, many different documents accumulate. These can include, for example, the rental agreement, the inventory, communication with your landlord and photos of the property before you move in as a tenant.

If you have these documents when you move out, you can rely on the clauses and use photo evidence in your argument.

Regular communication

It’s important that you communicate regularly with your landlord and address any issues as soon as they arise. Failure to report any damage to the landlord before moving out may result in fees and deductions from your security deposit.

Check the inventory

Before you move into the property, you will be sent an inventory of all the items in the apartment, including appliances and the condition of various things.

“To prevent this, you should clean regularly. Don’t let dirt build up and remember to air out to prevent moisture and mold. This also makes moving out much easier.”



Pay for a professional

Joshua says: “When your tenancy comes to an end, you could pay a professional cleaner to inspect the property.

“This ensures that the cleaning is carried out properly and that it makes a good impression for the landlord.

“Cleaners have cleaning products and know areas you would otherwise miss.

“A bonus is telling your landlord that you had a professional come in. This shows them that you really looked after the property. Often cleaners only charge by the hour, so expect to pay £30-£40 for two hours.”
