Homes in Dutchess County have recently sold for higher prices: See how much

Recently released Realtor.com data for April shows that prospective buyers and sellers in Dutchess County sold homes at prices above the previous month’s median sales price of $373,000.

The median home sold for $465,000, an analysis of Realtor.com data shows, meaning April, the latest month for which figures are available, was up 24.7 percent from March.

Compared to April 2023, the median home sale price increased 26.8% to $465,000 from $366,750.

Realtor.com gets its sales data from property deeds, which results in a delay of several months in providing current data. The statistics do not include homes currently listed for sale and are not directly comparable to listing data.

Looking at single-family homes only, the median sales price in Dutchess County increased 17.1% in April to $458,500, up from $391,500 the previous month. Since April 2023, the sales price for single-family homes has increased 20.3%, up from a median of $381,250.

Two single-family homes sold for $1 million or more during the month, compared to seven recorded transactions of at least $1 million in April 2023.

The sales price of condos and townhomes increased 98.4% in April to a median of $500,000 from $252,000 in March. Compared to April 2023, the sales price of condos and townhomes increased 114.6% from $233,000. Four condos or townhomes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in April 2023.

In April, the number of recorded sales in Dutchess County fell 54% from 152 to 70 since April 2023. All residential real estate sales totaled $52.6 million.

In New York, median homes sold for $475,000 in April, up 5.3% from March ($451,087). Statewide, 9,500 sales were recorded in April, up 5.7% from April 2023 (8,986 recorded sales).

The total value of registered residential real estate sales in New York increased 12.7% from $6.6 billion in March to $7.5 billion in April this year.

Of all residential real estate sales in New York, 15.39% of homes sold for at least $1 million in April, up from 15.38% in April 2023.

Single-family home sales prices across New York increased 4% from a median of $415,194 in March to $431,753 in April. Since April 2023, single-family home sales prices statewide have increased 13.6% from $380,000.

Statewide, the sales price for condos and townhomes increased 8.5% from a median of $530,575 in March to $575,739 in April. The median sales price for condos and townhomes decreased 12.7% from the median of $659,443 in April 2023.

The median home sale price used in this report represents the average of all homes or apartments listed during the specified time period. The median provides a more accurate picture of market trends than the average sale price, which would divide the sum of all sales prices by the number of homes sold. The average can be skewed by a particularly low or high sale.
