The owners of this two-bedroom townhouse north of the Leaside Bridge made both a real and virtual effort to bring this property to the forefront right after Canada Day. They painted the interiors and took virtually staged photos of otherwise empty spaces. Perhaps most importantly, they priced it under $800,000, in stark contrast to a three-bedroom nearby that had been for sale for months and was listed for nearly $1.1 million.

“One was for sale, the list price was much higher, and the price had stagnated,” said real estate agent Belinda Lelli.

“Our challenge was to set the right price to achieve on the night of a special sale, and for many buyers the attractive price of under a million dollars was a huge incentive.”

Two offers were received on time and one was improved to $855,000 after negotiations.

“We had six agent tours and over 30 people came to the open houses. They were all young families, most of them living in apartments and condos, looking for a home like this in a family-friendly area, steps from parks, schools and public transportation,” Ms. Lelli said.

“We didn’t get many offers because a lot of people were afraid they wouldn’t be able to sell their condos because the condo market took a hit.”

The agent’s opinion

“It’s spacious and many people use the lower floor as a bedroom,” Ms. Lelli said.

“This townhouse can generate rental income of $3,500 to $3,800 per month.”
