Former Ramada property near Rochester Airport for sale

The dilapidated site of the former Ramada Plaza by Wyndham airport hotel, which was expropriated by the city of Gates in 2022, is for sale.

Caliber Commercial Brokerage of Rochester listed the 10.8-acre property on Tuesday. The listing for 911 Brooks Ave., across from Frederick Douglass Greater Rochester International Airport at Interstate 390, includes the two buildings that make up the hotel, bar and restaurant on eight acres of developed land, plus 2.8 acres of undeveloped land.

The list price is $4.25 million. A $2 million grant from the Restore New York Communities Initiative, awarded to the city of Gates in 2023, is transferable, the listing says.

The grant was awarded for the renovation and demolition of the property, which opened as a Holiday Inn in 1974.

The hotel and bar, most recently known as Wheels Up Tavern, has been closed since 2019, when Gates’ fire marshal declared the property unsafe and the lender began foreclosure.

Access Point Financial initiated foreclosure in February 2019. Court records showed that FM Butt Hotels Corp., run by Naeem Butt and Shaista Butt, owed nearly $7.8 million.

The lender made the sole bid of $2 million at the foreclosure auction in January 2020 and took possession of the 180-guest-room property.

A redevelopment plan was presented last year. The existing buildings – one measuring 7,800 square metres, the other 1,300 square metres – would be demolished and a new hotel, restaurant and possibly a gas station or grocery store would be built.

These plans were apparently abandoned.
