‘Turnkey, rare opportunity’: Buyer sought for quaint restaurant near Lehigh River | Eat, Drink, Shop

PARRYVILLE, Pennsylvania – A popular eatery – serving smoked meats and fantastic views – is for sale in Carbon County.

The Riverwalck Saloon at 101 Centre St. in Parryville is for sale for $250,000, according to an online ad.

Known for its smoked ribs, chicken wings and other barbecue dishes, as well as its outdoor dining areas overlooking the scenic Pohopoco Creek, the rustic restaurant opened in 2008 at the site of the former Walck Family Restaurant.

Riverwalck owner Michael Johnson is in his 70s and wants to retire from the restaurant industry, said Riverwalck general manager Roger Ortiz.

Business at Riverwalck continues to be strong and the restaurant – located just off Route 248 near the Lehigh River – will continue to operate as usual until a sale is completed, Ortiz said.

“(Johnson) is looking into whether he can sell it,” Ortiz said.

“So he just put it out there to see if anyone who wanted it would take it. But business is going on as usual. We’re still going on.”

Riverwalck is a “unique property” with indoor and outdoor bars and dining areas, as well as private space for large groups and private parties, the listing says.

The sale, a “turnkey, rare opportunity,” would include the restaurant’s liquor license, the listing says.

The value of inventory is $75,000 and the value of furniture, fixtures and appliances is $350,000.

The liquor license must remain in the building and all inventory, furniture, fixtures and equipment must remain on the premises.

According to the ad, the rent is $10,000 per month.

“Any concept could work at this location,” and the buyer would lease the restaurant “and possibly purchase the property as well,” the ad says.

Owner financing is possible.

“The buyer must have cash flow and experience and must only make serious inquiries,” the listing continues. “3-year lease. With 3 extension options, so 12 years, but also negotiable with the ‘right tenant’.”

There is also potential for expansion, including the possibility of setting up a nightclub on the upper floor of the building, according to the tender.

In addition, four separate employee apartments could be rented or purchased next to the property.

“The landlord is very committed and looking for the ‘right tenant’, so everything is negotiable to find the ‘right tenant’,” the ad states. “The possibilities at this location/on this property are endless.”

Riverwalck offers a wide variety of made-to-order dishes, including appetizers such as quesadillas, nachos, giant pretzels and fried pickles; potato specialties such as baked potatoes and bacon ranch fries and bay fries; sandwiches such as kielbasa, slow-smoked pulled pork and “big fish” po boy; burgers and tacos such as bison burgers, Mex burgers and Riverwalck tacos (choice of black bean, chicken, pork or beef); and entrees such as St. Louis-style ribs, half chicken, a 12-ounce ribeye steak and a “smoke stack” platter (smoked kielbasa, pulled pork and a rack of ribs served with two sides).

“The ribs are one of our best sellers,” Ortiz said. “People also love our smoked wings.”

Ortiz said his phone has been “blowing up” since yesterday with people inquiring about the listing and the future of Riverwalck.

He stresses that no immediate changes are planned and that everything will continue as usual until further announcements are made.

Riverwalck, which often features entertainment such as DJs and line dancing, is open Wednesdays and Thursdays from 3pm to 11pm, Fridays and Saturdays from 11am to midnight, and Sundays from 11am to 9pm.
