Unit described as a “pilot” and “experiment in sustainability”

Installed in less than 48 days, the modular ADU is designed for sustainability, minimizes construction costs and offers plenty of storage in a small space.

The flooring is made of cork, which is sustainable and cheaper than hardwood and looks better than other options, said HCA Executive Director Erica Schwarz. On the ground floor there is a small living room, a guest bathroom and a kitchen, and on the first floor there is a full bathroom and two bedrooms.

Large windows let in plenty of natural light and shelves built into the walls provide space-saving storage. The roof is fitted with solar panels. Andover-based Reframe Systems built/installed the ADU.

During a tour on July 22, Caleb Mayerson, senior operations manager at Reframe Systems, said the building is well-insulated, meaning windows, walls and doors are built to trap heat, reducing emissions associated with temperature regulation.

He also said that the wall insulation is made from sustainable materials, including recycled cellulose.

Governor Maura T. Healey’s Affordable Homes Act, which she signed on August 6, allows ADUs across the state. The City of Arlington added the permit for ADU use to its zoning ordinance three years ago, in 2021.
