Airport hotel to be auctioned, another could soon reopen » Urban Milwaukee

One of the best located and largest hotels near Milwaukee Mitchell International Airport will be auctioned next week.

The Four Points by Sheraton, 5311 S. Howell Ave., is being sold through online auction service Ten-X. Bidding begins August 26 at $3 million.

The property, which is part of the Marriott International hotel brand, has 178 rooms on three floors. The 5.6-hectare property also includes 284 parking spaces, conference rooms and an indoor pool.

The building was built in 1962. According to the description, the hotel was last renovated in 2004. It is located directly opposite the airport and is visible from the junction to the airport motorway.

It was run as a Clarion Hotel until 2018. The building houses the restaurant Cork ‘n Cleaver.

According to city land records, it was purchased in 2015 by SSS Milwaukee, LLC, an investment group affiliated with Illinois-based Bimal Doshifor $7.75 million.

The property is currently valued at $7.98 million.

The hotel is for sale through real estate agents Marcus & Millichap. Ebrahim Valliani And Michael Clear.

The Best Western Plus, 5105 S. Howell Ave., is also owned by a Doshi partner and is for sale through Marcus & Millichap, but on a request basis with no price listed. The city last appraised the property at $7.4 million. A Doshi partner purchased it in 2017 for $7.9 million.

According to online reports, Doshi owns several other hotels in other states.

Both hotels will continue to operate although they are for sale.

Former Wyndham to reopen as Clarion Pointe

A long-closed Motel 6 will soon be given new life as the Clarion Pointe property.

Signage and visible activity on site indicate that the long-awaited rebirth of the hotel at 5037 S. Howell Ave. may be imminent.

According to a vacancy report from the city, the Motel 6 was closed in 2016. In previous years, there had been numerous violations of the building code.

Manvee Hospitality Holdings has owned the property since 2017 and paid $1.4 million for it. The current appraised value is $2.8 million.

Extensive rehabilitation work was done on the structure. A vestibule and new lobby entrance replaced an outdoor pool on S. Howell Avenue. A number of other improvements were made to the core structure.

At the beginning of the COVID-19 pandemic, signage was posted on the property indicating that the hotel would initially reopen as a Baymont by Wyndham branded hotel, but that never happened.

The latest signage would identify the property as part of the Choice Hotels family. The chain, which relies on private operators, has more than 7,500 hotels.

According to city assessment documents, the 117-room hotel was built in 1972 and sits on a 2.1-acre site.

Also for sale in the neighborhood

At least two other well-known properties near the airport are on the market.

The Airport Atrium Center, a three-story office building at 5007 S. Howell Ave., is for sale for $8.88 million.

The 5,574-square-foot building is reportedly 92% leased and sits on a 1.2-acre lot with 275 parking spaces.

The tenants include – as a large sign in front of the building indicates – mainly companies from the medical and aviation sectors.

Most recently, it was sold in 2016 for $2.1 million to Howell Avenue Partners, LLC. According to state records, the company is affiliated with Sanjay Azad and his company, Corporate Services LLC, an accounting firm that has its offices in the building.

The closed Clarion Inn, 6331 S. 13th St., is for sale for $5.99 million. Over the past decade, the hotel was also known as the Radisson and Days Inn & Suites. The property is valued at $4.49 million.

According to a real estate ad, the building has 152 rooms. According to the city assessment, it was built in 1967. The ad mentions a renovation in 2021. It is owned by a company that deals with Hardeep Arora by Neenah.

Urban Milwaukee reported in early 2023 that the hotel was scheduled to reopen that same year. But that never happened. The Department of Neighborhood Services labeled it a candidate for eviction in April 2024, citing fire damage and the fact that the property was not secured. Those concerns have been allayed, according to city records.

In 2023, Café 94 Indian Fusion will open as planned in an outward-facing space of the hotel.
