Milan is the most expensive Italian city for rooms to rent

The news probably comes as no surprise to students from other cities who are preparing for the new academic year.

The data analysis department of Italy’s leading real estate website – Immobiliare Insights – has compiled its annual ranking that highlights the rental prices of rooms and shared apartments in the country. The results have shown that Milan remains the most expensive city in Italy to rent a single room in a shared apartment or house. The average Price reaches 637 euros per month – an increase of 4% compared to 2023.

This information is especially important for students from other cities, who are the main market for this type of accommodation. The demand for single rooms is particularly high at the end of the summer, just before the start of the new academic year.

The most expensive district in Milan is Garibaldi-Moscova-Porta Nuovawhere a room costs an average of 747 euros per month, followed by Porta Romana and Centrale-Repubblica with around 720 euros per month.

Room rental prices in Milan seem to defy the usual economic laws of supply and demand. Researchers found that demand actually fell by 1% compared to the previous year, but this did not lead to a corresponding drop in prices.

Prices for beds in shared rooms

The phenomenon of declining demand, experts say, reflects students’ tendency to prefer cheaper and more sustainable cities or those closer to their hometowns over traditional choices such as Milan, Rome and Bologna.

However, a single room is not the smallest unit on the rental market. It is a single bed in a shared room, another category in demand by students on a tight budget.

As for beds in double rooms, Milan remains the most expensive city with an average price of 353 euros. followed by Rome with 283 euros, Naples, Bologna, Siena and Brescia.
