Indian Rocks Beach considers relaxing vacation rental regulations

Indian Rocks Beach city officials are meeting Tuesday to discuss whether to relax their strict vacation rental regulations.

The meeting was prompted by seven pending lawsuits against the city, all sparked by the vacation rental ordinance. Existing regulations require things like state registration, rental inspections, occupancy limits and strict rules regarding rental suspensions and repossessions.

For example, the existing regulation requires landlords to be available 24 hours a day to respond quickly to complaints. In addition, each apartment must have one parking space per bedroom.

These were the rules that were adopted just last year. But on Tuesday, commissioners are considering deleting or adjusting almost every section with this proposed amendment. In some cases, the amended regulation proposes the complete removal of some requirements.

The landlords behind the lawsuits will likely benefit from the relaxation of these regulations, but it was the homeowners who really brought the issue to the forefront in Indian Rocks Beach.

Fed up of the loud parties and chaos in a city that was once full of quiet beach neighborhoods, these homeowners wanted a change.

“My golden years are really over, as there are now two apartment buildings right next to me and across the street, with more to come,” said Marilyn Bush, a longtime Indian Rocks Beach resident.

The lawsuits have now been transferred to mediation, and the relaxed rules appear to be a direct result of these legal disputes.

The workshop is scheduled to begin on Tuesday at 4 p.m.
