Best July Ever for Luxury | Real Estate Millions

The existing luxury home market saw more home sales than ever before in July, led by the $15.75 million sale of a home at the Summit Club in Summerlin.

The luxury market — that is, closings of $1 million and more — is showing no signs of slowing down, even as higher interest rates drive down price levels. According to Forrest Barbee, corporate broker at Berkshire Hathaway Home Services, there were 171 closings in July, beating the record of 167 in July 2021. However, that number is affected by appreciation, which is increasing the number of homes priced at $1 million and more.

There were 133 luxury sales in July 2023 and 107 in July 2022, when rising interest rates began to slow sales. The reason the luxury market shows no signs of slowing down is that there were 172 luxury sales pending on August 1 and 342 homes hit the market in July. There are 941 homes on the market with offers starting at $1 million and an average price of just under $3 million, or $2.97 million. The average sales price in July was $2.12 million, with the median price at $1.47 million, according to Barbee.

■ The Summit Club home on Discovery View Court closed on July 30 and is listed for $16.5 million. Built in 2020 by Discovery Builders and renovated in 2021, it is 5,770 square feet with five bedrooms, five full baths and two half baths. It sits on a 0.34-acre lot in the Club Village neighborhood overlooking the 15th and 16th holes and within walking distance to the clubhouse and pickleball complex.

The two-story home features a three-car garage, Strip views and an outdoor entertainment area.

Kevin Marsh of Summit Club Realty was the listing agent and David Mastroianni of Summit Club Realty was the buyer’s agent. The seller was Bickett of Ponte Vedra Beach and the buyer was Rajiv Batra, Clark County records show.

In his listing, Marsh said the front of the home abuts an entry way, providing additional privacy for the homeowner and guests. The great room flows into the open kitchen and dining area, and sliding glass doors open to the patio on two sides, allowing for indoor-outdoor living.

The floor plan is advertised as offering the possibility of a double bedroom, one on the ground floor and one upstairs, large walk-in closets, luxurious master bathrooms with baths and rain showers. There are two further guest bedrooms on the ground floor, each with its own bathroom.

The second level features an entertainment room, bar, wine storage room, golf simulator room with private full bath and a spacious terrace, the listing says.

The backyard features a covered patio, oversized spa and separate above ground hot tub.

■ The second-biggest sale in July was a penthouse on the 46th floor of the Waldorf Astoria, which sold for $8.5 million. The three-bedroom, three-bathroom apartment is 3,980 square feet.

Frank Napoli of Berkshire Hathaway Home Services was the listing agent and Brian Nugent of IS Luxury was the buyer’s agent, representing Bickett Ponte Vedra Beach Limited Partnership. The seller was Gerald Niznick, according to public records.

■ The third sale was a home on Rockstream Drive at Ascaya in Henderson for $8.375 million. The two-story home sits on half an acre, measures 6,305 square feet, and has five bedrooms, 5½ baths, and a four-car garage. It was built in 2023 and renovated in 2024.

Melissa Tomastik of UMRO Realty Corp. was the listing agent and buyer’s agent, representing Jeffery and Roxanne Fegert. According to public records, Ascaya Inc. was the seller.

“This new architectural masterpiece by Blue Heron is a masterful expression of modern desert living, featuring organic materials and forms reminiscent of the Mojave Desert landscape,” the tender states.

Panoramic views of the Strip are available from almost every room, and the backyard features an outdoor kitchen and a large pool for entertaining guests.

“Patios, decks and pathways abound, creating peaceful moments in this personal desert retreat designed through careful planning and craftsmanship,” the listing said.

■ The fourth sale in July was $7.85 million for a single-story home with a basement on Wildwing Court at The Ridges in Summerlin. It sits on a 0.41-acre lot, has 8,922 square feet and features five bedrooms, seven bathrooms and an eight-car garage.

According to public records, Rupa Dalal and Aniruddha Gadre were the buyers. RHW Trust was the seller. Carla Redmond of Queensridge Realty was the listing agent and Gavin Ernstone of Simply Vegas was the buyer’s agent.

■ House #5 is for sale on Ridge Blossom Road at The Ridges in Summerlin for $7 million. The two-story home is 7,660 square feet and has four bedrooms, six bathrooms and a three-car garage. Built in 2017, the home sits on a 0.6-acre lot.

According to public records, Tyler Brady of Luxury Homes of Las Vegas was the agent for Travis and Laura Brady and Danielle Stonestreet of Six Star Realty were the buyer’s agents for Lucky Wolf Investments.

According to the listing description, the house in the Rim Rock community in The Ridges has a large foyer that flows into spacious living spaces.

“The gourmet kitchen is equipped with top-of-the-line appliances, custom cabinetry and a large island perfect for entertaining guests,” the listing states. “Adjacent is a spacious dining area and cozy family room with large windows that offer breathtaking views. Step outside into a personal oasis with a sparkling pool, spa and expansive patio area for alfresco dining and relaxing. ■ House No. 6 on Boboli Court at Seven Hills in Henderson sold for $6.85 million. The two-story home sits on a 0.68-acre lot, measures 8,372 square feet, and has five bedrooms and 5½ baths. It was built in 2016 and renovated in 2017.

Zach Walkerlieb of Keller Williams MarketPlace was the listing agent and Lali Mirzayeva of Wardley Real Estate was the buyer’s agent for Summit Canyon Living Trust. According to public records, Joshua and Mary Jean Sparks were the previous owners.

Overlooking the Rio Secco Golf Course, the home features a private casita, a state-of-the-art home theater and a spacious master suite that takes up the entire second floor.

■ House No. 7 sold for $6.8 million on Drifting Shadow Way in The Ridges. The two-story, six-bedroom, seven-bathroom home is 6,695 square feet. It was built in 2010, sits on 0.51 acres and has a five-car garage.

Madison Blau of IS Luxury was the listing agent and the buyer’s agent. The buyer was Rockhill RE Management and the sellers were Jason and Ashley Cummins, according to public records.
