Permits have been received for the construction of a 13-story mixed-use building at 34-35 44th Street in Astoria.

The proposed development, located between Northern Boulevard and 34th Avenue, would be 145 feet tall and would encompass 300,000 square feet when completed.

The majority of the area will be used for residential purposes. Of the 28,400 square meters, 27,500 square meters will be residential space, and the remaining 1,450 square meters will be used as commercial space.

In total, there will be 354 apartments in this building. These will most likely be rental apartments, as the average apartment size is 74 square meters.

In addition, the building will have a basement, a commercial loading ramp and 180 locked parking spaces.

The building site is currently just a vacant lot. The expected date for completion of the project has not yet been announced.

This property is located in close proximity to the 46th Street subway station, which is served by the E, F, M and R trains.

The real estate company Silverstein Properties is listed as the owner of the applications, and Hill West Architects is listed as the responsible architect.
