Hoar Construction completes 80,000 square foot industrial building near BWI Marshall Airport

Hoar Construction announced Thursday the completion of a 80,000-square-foot industrial building in Glen Burnie near Baltimore/Washington Thurgood Marshall International Airport.

Hoar served as general contractor for the project, which broke ground in August 2023 and is owned by Chicago-based private real estate investment firm Brennan Investment Group. This design-build industrial project draws on the firm’s extensive design-build expertise acquired through numerous successful projects across the country.

The warehouse is located on a nearly 16-acre site on Solley Road, 12 miles from BWI Airport. It offers a minimum height clearance of 32 feet, two ramp entrances and a truck yard that provides access to 20 ramp-high loading docks. Hoar also built approximately 2,000 square feet of office space in the warehouse without impacting the project schedule. The facility is designed to accommodate up to two tenants.

Other project partners include the architect Powers Brown Architecture, Morris & Ritchie Associates as structural engineers and Colliers as leasing agent.

Baltimore’s industrial market continues to perform well, with the second quarter of this year recording its best absorption quarter since the second quarter of 2022. Vacancy rates rose slightly last quarter, but leases increased 87% quarter-over-quarter, topping 2.7 million square feet. There are still 3.2 million square feet of industrial product under construction in the area.
