Homes in Doña Ana County sold at lower prices in May

Recently released Realtor.com data for May shows that prospective buyers and sellers in Doña Ana County were able to sell homes at prices below the previous month’s median sales price of $306,108.

The median home sold for $274,218, according to an analysis of Realtor.com data. That means May, the latest month for which figures are available, was 10.4 percent lower than April. Those sales include single-family homes, condos and townhomes.

Compared to May 2023, the median home sale price decreased 4.7% to $274,218 from $287,812.

Realtor.com gets its sales data from property deeds, which results in a delay of several months in providing current data. The statistics do not include homes currently listed for sale and are not directly comparable to listing data.

Here is a breakdown of the median selling prices:

  • Looking only at single-family homes, the median sales price in Doña Ana County in May was $275,625, down 11.8% from the previous month’s $312,443. Since May 2023, the single-family sales price has fallen 4.9% below the median of $289,750. Three single-family homes sold for $1 million or more during the month, compared to 13 recorded transactions of at least $1 million in May 2023.
  • The sales price of condos and townhomes increased 16.4% in May to a median of $245,027, up from $210,552 in April. Compared to May 2023, the sales price of condos and townhomes increased 28.9% from $190,033. No condos or townhomes sold for $1 million or more in May.

About registered home sales in Doña Ana County, New Mexico

In May, the number of registered sales in Doña Ana County fell 14.4% from 340 to 291 since May 2023. All residential sales totaled $47.4 million.

In New Mexico, the median home price sold for $296,937 in May, down 3.2% from April’s $306,838. Statewide, 2,871 sales were recorded in May, down 14.4% from the 3,352 sales recorded in May 2023.

The total value of registered residential real estate sales in New Mexico increased 12.1% from $356.8 million in April to $399.9 million in May of this year.

Of all residential real estate sales in New Mexico, 0.7% of homes sold for at least $1 million in May, compared to 1.04% in May 2023.

Single-family home sales prices across New Mexico decreased 3.4% from a median of $315,000 in April to $304,353 in May. Since May 2023, single-family home sales prices statewide have increased 11.8% from $272,187.

Statewide, the sales price for condos and townhomes decreased 0.4% from a median of $271,000 in April to $270,000 in May. The median sales price for condos and townhomes increased 3% from the median of $262,073 in May 2023.

The median home sale price used in this report represents the average price of all homes or apartments listed during the specified time period. The median provides a more accurate picture of market trends than the average sales price, which would divide the sum of all sales prices by the number of homes sold. The average can be skewed by a particularly low or high sale.
