Applications are open for the housing lottery for 114 rent-controlled apartments in a new development at the intersection of two Manhattan neighborhoods, Hell’s Kitchen and Hudson Yards. New Yorkers earning between $59,280 and $209,625 can apply, depending on household size. Rents start at $1,655 for a studio.
The pet-friendly building at 550 10th Ave. features a gym, patio, lounge, recreational rooms and co-working areas, but developer and owner Gotham Organization plans to charge for access to those amenities. The property is near the Port Authority Bus Terminal and the 42nd Street Port Authority subway station, which serves the A, C and E subway lines.
Designed by Handel Architects, the 46-story tower between West 40th and West 41st Streets has a total of 453 apartments, according to Gotham. The ground floor will house shops and office space for Covenant House, a nonprofit organization that provides housing for young people at risk of homelessness.
The apartments are reserved for New Yorkers earning between 70 and 125 percent of the area median income (AMI) – a figure that depends on how many people you live with. Currently, the AMI in New York City is $124,300 for a two-person household. Available apartments include studios, one- and two-bedroom apartments.
There are 39 one-bedroom apartments available for households with incomes between $113,452 and $174,750. The rent for these apartments is $3,225.
The developers have reserved 20 percent of rent-controlled apartments for applicants who already live in the area. Future lotteries will use a lower percentage due to a settlement in a lawsuit that alleged the practice of neighborhood preference perpetuates segregation and violates the Fair Housing Act. Another 5 percent of the apartments are given priority to NYC employees. A small percentage of the apartments are also reserved for residents with limited mobility, vision and hearing problems.
Applications must be submitted online or postmarked no later than October 9.
