An Iowa-based supermarket chain that had eyed a Memphis suburb as a possible location may not pursue the project.

The Commercial Appeal reported in December that a preliminary site plan for a proposed Hy-Vee grocery store at the northeast corner of New Brunswick Road and Old Brunswick Road was approved by the Town of Bartlett’s municipal planning commission.

At the time, Bartlett Mayor David Parsons said the plan called for a 10,000-square-foot store, with designated parking for online grocery pickup and an in-store pharmacy.

However, the project seems to have stalled.

Parsons recently said Bartlett learned from Hy-Vee that the project was on hold as the company reevaluates its expansion plans with other projects.

“We’ve heard that interest rates and construction costs are so high that they (Hy-Vee) have to rethink their capital growth plan,” Parsons said. “They’re just telling us that with costs so high right now, they’re not going to move forward with any of their projects in America.”

Hy-Vee did not respond to multiple requests for comment from The Commercial Appeal.

In an article published on Progressive Grocer.com in March, Hy-Vee CEO Jeremy Gosch said inflation, construction costs and inventory costs have slowed Hy-Vee’s expansion plans.

In that article, Gosch said once Hy-Vee completes its massive warehouse in Cumming, Iowa, the company will begin its expansion plans in the Southeast and have a presence in Tennessee, Indiana and Kentucky. Specific store locations were not mentioned in that article.

The Cumming warehouse opened in May.

“This is one of those things where they (Hy-Vee) could come in tomorrow with a set of plans and say, ‘You’re ready to go,'” Parsons said. “We’re ready to work with them, and we believe a new supermarket chain in Bartlett will do very well. People seemed to be clamoring for more than just a Kroger.”

Regardless of whether a Hy-Vee grocery store is planned, Parsons touted the location at the corner of New Brunswick and Old Brunswick Road near U.S. 64 as a major advantage for Bartlett.

“There are a lot of other things we’re pursuing,” Parsons said. “We have a lot of interest in this property… The location is great because of its proximity to Interstate 40. I think that’s really a big advantage for this area. I think something good is going to happen there, but I don’t know when.”
