Miami buyers welcome freedom of choice when renting

Search online for “short-term rentals in Miami” and the hits seem endless. This is further evidence of a trend that has taken hold in and around the Magic City: the desire to own condos with few of the rigid restrictions of yesteryear.

Miami is a popular vacation destination for millions of domestic and international travelers each year, including many jet-setters, so demand for short-term condo rentals continues to grow. With this growth comes an ever-expanding supply of luxury properties that offer great locations, upscale finishes and comprehensive amenities, giving buyers the flexibility to live or rent.

Among them: The Rider Residences, which offers buyers the opportunity to live in the dynamic Wynwood enclave or to rent the units they own on a short- or long-term basis to affluent vacationers who like the idea of ​​living for a month or a year in a fast-growing enclave next to a train station. Other examples: 600 Miami Worldcenter, which offers furnished apartments with Airbnb rental capacity, Lofty Brickell, with turnkey penthouses designed by Artefacto, and Visions at Brickell, with turnkey apartments.

The Rider Residences

Rilea Group’s newest development, The Rider Residences, is a 12-story, 146-unit boutique building designed by Deforma Studios and interiors by RADYCA, offering easy access not only to Wynwood, but also to Midtown and the Design District.

Buyers of the turnkey units, priced from $600,000 to over $1.8 million, can choose from fully furnished studios, one-, two- and three-bedroom apartments, some with dens and powder rooms. Amenities include a Peloton-equipped gym, a listening room and a rooftop deck with a pool, restaurant and speakeasy bar.

But more importantly for many buyers, they can enjoy the liberating feeling of either living in their homes themselves or renting them out without restrictions, either short- or long-term. Their potential renters may be attracted to a planned Wynwood station on Florida’s Northeast Corridor rail line, one of six new stations Brightline is building that will give renters a welcome break from car ownership.

According to the Wynwood Business Improvement District, Wynwood now receives more than 15 million visitors a year. Not long ago it was a district of gray industrial buildings, but today it’s a neighborhood of colorful murals and stunning street art, as well as shopping, dining and nightlife. Seeking a foothold in an enclave likely to inspire creativity and innovation, big-name companies like Sony Music, Gensler Architecture, Spotify, Live Nation and TikTok’s parent company have all opened offices in the district.

“The Rider was designed for affluent jetsetters and investors,” says Diego Ojeda, president of Rilea Group. “The new American dream is to have multiple residences to call home. (Because) there are no rental restrictions, residents have the flexibility to live in the unit year-round and rent it out when they travel somewhere to earn additional income.”

Completion of the Rider Residences is scheduled for the fourth quarter of 2026.

600 Miami World Center

The centerpiece of Downtown Miami’s newest high-end living experience, this 32-story, 579-unit luxury tower offers fully furnished studios, one- and two-bedroom apartments starting in the $400s with no rent restrictions. Located within the $3 billion Miami Worldcenter, the second largest and most dynamic urban development project in the country, 600 Miami Worldcenter offers a range of amenities including co-working spaces, outdoor spaces, a fitness center, a residents’ lounge and a rooftop deck with a pool and summer kitchen.

Visions at Brickell

Developed by Urban Network Capital Group and scheduled for completion next year, Visions at Brickell is a boutique condo hotel located just a short walk from Coral Way, the lovely historic urban boulevard that connects Brickell to Coral Gables. Offered turnkey, the 111 elegant residences offer panoramic views of Biscayne Bay and the Miami skyline. The property’s marketing materials proudly proclaim, “No rental restrictions.”

The Brickell Hotel offers an outdoor pool, a fitness center and a bar.

The 362 fully furnished one- to three-bedroom apartments on this Newgard Development Group property range in price from $1 million to $3.5 million. Lofty Brickell is described as a “building specifically designed, built and licensed for luxury stays with no rental restrictions.”
