Phoenix developer buys Tempe site for next industrial park

Just over a month after acquiring a redevelopment site in Tempe, Evergreen Devco Inc. is ready to begin its major conversion.

The existing 157,000 square foot building will soon be demolished. Once the site is cleared, Evergreen will construct two industrial buildings totaling 171,025 square feet and 65,578 square feet of outdoor storage space at the southeast corner of 48th Street and Alameda Drive. The industrial park will be called 48th @ Alameda.

“Often you see industrial developers putting up buildings without really carefully considering where the majority of the demand is,” said Brian Dietz, vice president of industrial development at Evergreen. “We believe it’s small to medium-sized tenants that may need an outside warehouse component to store equipment, trailers or raw materials. And often it’s tenants that want to be in those locations that need more ground-level loading than cascade-high. Most of the new industrial buildings you see are cascade-high.”

Dietz pointed out that in addition to outdoor storage and loading on level ground, the facility will continue to provide “sufficient dock height loading.”

The demolition of the building is already underway, said Dietz. He expects construction of the industrial campus to begin in late September or early October. Construction will take about 12 months.
