In July, Alicante recorded a significant increase in rental prices compared to the same period last year, rising by 14.1 percent to reach an average of 12.5 euros per square meter.

This represents a notable increase compared to previous years and reflects the growing demand in the region, according to Idealista’s latest report.

At the national level, rental prices in Spain rose by 10.4 percent compared to the previous year, reaching an average of 13.1 euros per square meter.

Although there was a slight decline of 1.6 percent last month, prices rose by 1.3 percent in the last quarter.

Broader trend

The rental market in Alicante was part of a broader trend: in all Spanish capitals, rental prices were higher compared to July of the previous year.

Particularly noteworthy is the increase of 14.1 percent in Alicante, which puts the city at the forefront in terms of rental growth, closely behind Palma (18.7 percent), Valencia (17.6 percent) and Cáceres (18.9 percent).

In the main markets, the increase in rental prices in Alicante is significant, joining other cities with notable increases such as Madrid (16.1 percent), Barcelona (14.3 percent) and Malaga (13.6 percent).

Affordable Alicante

Despite this increase, Alicante remains more affordable compared to the most expensive cities in Spain.

Barcelona tops the list with an average rental price of €21.6/m², followed by Madrid with €19.8/m² and San Sebastian with €17.6/m². Rents in Alicante are cheaper in comparison, but are increasing.

Rental landscape

The general rental landscape in Spain shows that price increases have occurred in all provinces, with the exception of Huelva, where rents fell by 4.5 percent last year.

The highest increases were in the provinces of Cáceres (34.6 percent), Huesca (18.5 percent) and Lugo (18.2 percent).

The most expensive provinces continue to be the Balearic Islands with an average rent of €18.9/m² and Barcelona (€18.3/m²).
