Proposal for two new buildings (restaurant and retail) to be discussed by Gaithersburg officials on September 3

Earlier this summer, we informed you that Matan had submitted Schematic Development Plan (SDP) application SDP-9759-2024, which proposes to construct two buildings containing up to 14,750 square feet of retail space at 715 and 725 Progress Way in the development that is home to the relatively new Sheetz and Chick-fil-A stores at 355 in Gaithersburg. The anticipated policy discussion will take place on Tuesday, September 3, 2024.

Each building is planned to be on its own lot, with one of the buildings (Lot 7) being 940 square meters and the other (Lot 8) being 425 square meters. Both lots will have restaurants (with drive-thru options) and retail stores.

Previously, a joint public hearing of the Mayor, City Council and Planning Commission was held on July 1, 2024. The Planning Commission recommended approval of the application at its Planning Commission meeting on August 7, 2024. The Mayor and City Council will keep their files open until August 14 at 5:00 p.m. while they prepare for the policy discussion on September 3.

According to the City of Gaithersburg: This plan conforms to Sketch Plan SK-8180-2019, known as 700 North Frederick Avenue, approved by Resolution R-54-19. The current SDP application represents the second schematic development plan to implement Sketch Plan SK-8180-2019, allowing up to 650,000 square feet of commercial/employment/industrial uses. The first schematic development plan, SDP-8597-2020, was approved in 2020, followed by three final site plans implementing the SDP. The final site plan, SP-8848-2021, was approved by the Planning Commission on July 21, 2021 for 495,000 square feet of commercial development and an infrastructure plan, including a 1.87-acre linear park. A second final site plan, SP-8948-2021, was approved on October 6, 2021 for a 5,000-square-foot Chick-fil-A restaurant with drive-thru, and the third and final site plan under the original schematic development plan, SP-9217-2022, was approved on August 3, 2022 for a 6,000-square-foot Sheetz convenience store with drive-thru and gas station.
