Real estate agents use new glasses to show what stands out and what doesn’t during home viewings

When you go on a home tour in the future, you may need to take off your shoes and put on glasses.

“This display technology allows us to really identify what people are looking at and what they are focusing on,” said Richard Donnell, managing director of Zoopla.

In London, estate agents are using eye-tracking technology to find out what potential buyers are really looking for in a home.

“I really enjoyed the experience. And the fact that it made me more aware, I think that’s a good thing,” said one potential buyer who toured a home with the glasses.

The glasses track the focus of a real estate buyer’s eye in real time. There are four cameras in the lenses.

A red dot indicates which items or rooms attract the home buyer’s attention and which areas are neglected.

The results?

“They spend a lot of time on more superficial things, perhaps the art on the walls. We’ve even seen shoppers inspecting the food in the fridge,” said Daniel Copley of Zoopla.

The experiment also showed that homebuyers often overlook structural elements of a home such as ceilings, floors, fireplaces and radiators. These factors took up 38 percent of their attention, but 54 percent of their attention was paid to cosmetic features such as furniture.

“The average consumer moves every 10 or 20 years, so this is not the same as buying a new car every three years. It’s a complicated process and everyone can do more. And technologies like this help us and others figure out how to help consumers fill in those gaps and have a better experience,” Donnell said.
