Report: Suburbs in the greater Phoenix area are experiencing a boom in the rental market

Those looking for a home to rent in the Phoenix area may have better luck the further they get from the city center.

According to a report by real estate website Point2, the Valley suburbs with the highest demand for homes are Buckeye, Anthem, Surprise and Gilbert.

The top 10 list includes six cities in the Valley and four outside of Tucson that are considered the most popular places for renters.

The report looked specifically at single-family rentals. Since most apartment complexes are built in locations closer to downtown Phoenix or near freeways, the single-family home market helps define some suburbs.

The list in order is:

  • Vail
  • buckeye
  • Green Water
  • El Mirage
  • Corona from Tucson
  • anthem
  • Marana
  • Surprise
  • Gilbert
  • Litchfield Park

In nearly every city on the list, at least 50% of renters choose single-family homes over apartments. In Buckeye, more than 77% of renters do so, in El Mirage, 84%, and in Anthem, 73%.

Only Litchfield Park was listed, with 43.4% of renters choosing single-family homes.

According to Point2, one of the defining features of the study is that renters’ incomes have generally increased significantly over the past five years, with many renters earning more than the state average.

Also notable is the percentage of renters in different communities. According to the report, El Mirage has 31.4% of renters—the community with the highest percentage of renters on the list—while Gilbert is at 25.3% and Surprise is at 21.6%.
